Documents from the Seller (Owner/Developer)

  • Original Title Deed / Mother Deed (ownership proof & history)

  • Latest Encumbrance Certificate (EC) – last 13 or 30 years

  • Khata Certificate & Khata Extract (issued by BBMP or local authority)

  • RTC (Record of Rights, Tenancy, and Crops) – for agricultural to non-agricultural conversion

  • Tax Paid Receipts – Property Tax, Land Revenue, etc.

  • Approved Layout Plan (by BDA/BBMP/DTCP/local planning authority)

  • No Objection Certificates (NOCs) – from BDA, BMRDA, or other authorities (if applicable)

  • Allotment Letter / Possession Certificate (if from a layout developer)

  • Sale Agreement Copy (if executed earlier)

  • Aadhaar Card & PAN Card


Documents from the Buyer

  • Aadhaar Card

  • PAN Card 

  • Address Proof (Voter ID, DL, Passport, Utility Bills)

  • Loan Sanction Letter (if availing a home loan)

  • Form 60/61 (if PAN not available)

Example: For a plot worth ₹30 lakh, the total government fees including stamp duty and registration generally range from ₹1.8 lakh to ₹2.1 lakh
